HOW-TOs & FAQs
- Please decide for ONE room, then please fill out the form "You want to rent this room?" on the page of the room.
- Please do not send requests for more than ONE room!
- Send a copy of an ID to info@krems-rooms.at
- We will get back to you soon with the contract details!
- If no other information given in the rooms description, the rooms must be rented from Sept. 1st until June 30th; similar periods are possible upon request, eg. Sept 15th until July 15th - but NOT SHORTER THAN 10 MONTHS!
- On availability we sometimes offer rooms for 1 semester (= a full 5 months) or shorter as well (e.g. if a substitute for remaining periods is needed in a room). Information about this would be mentioned in the room descriptions!
The monthly rents listed in the room description always include energy costs (heating and electricity) as well as running costs of the real estates (public utility fees like freshwater, garbage disposal, sewage...).
- Minimum rental duration is a full 10 months / 2 semesters (usually from Sept. 1st until June 30th; similar periods are possible upon request).
- On availability we sometimes offer rooms for 1 semester (= a full 5 months) or shorter as well (e.g. if a substitute for remaining periods is needed in a room). Contact us for details.
- The deposit is 3 monthly rents, that has to be paid by bank transfer during the signing process of the rental contract.
- There are NO comission fees or brokerage fees!
- The deposit must be paid by bank transfer during the signing process of the rental contract.
- After we´ve received the deposit we will countersign the rental contract and send it back to you (and NOT the other way around!).
- The monthly rents must be paid until every 5th day of a month in advance (by automatic bank transfer), eg. on Sept. 3rd you pay the rent for September, on Oct. 2nd you pay the rent for October...
- Bank fees and charges (e.g. for payments from/to a Non-EU bank account) are at your expense and will be deducted from your deposit at the end of the rental period.
- No, sorry! Please understand that an unbinding reservation is not worth the paper it is written on!
- Please do not send us a rental request until you are 100% sure that you want to rent the room!
Viewings are possible via the 360° virtual tours that you can find in nearly every room description.
On-site visits can only be carried out in exceptional cases, as the apartments are mostly rented, and the residents are rarely at home.
- Of course! If available you can rent more or even all rooms in the same flat!
- Then please quickly send us an email to info@krems-rooms.at with all the names and then ASAP each of your mates should fill out the form for this room he/she would like to rent AND mention the names of the other mates in the "message" field.
No, sorry! Only one tenant per room is allowed.
- Before you decide for a room, on request we can inform you about gender and nationality of the other flatmates of this apartment.
- When all rooms of a flat are rented, we´ll connect all flatmates with their contact details (in a WhatsApp chatgroup) to get in touch.
- Please understand that you have no say in the selection of future flatmates.
All tenants are students in Krems (IMC, DPU, KL,…) or graduates who are involved in an academic programme or job.
If no other information given in the room description, it is like that:
- Bed: Mattress is provided. But there are NO blankets, pillows, sheets or duvet covers provided! If you require those things too, please contact us, we can help to organize a starter kit on your expense.
- Kitchen: Normally there are always some basic utensils left by the previous tenants, but please understand that we don´t have information about this! You should calculate to organize most things (dishes, cook ware, cutleries, glasses…) by yourself or share it with your flatmates.
- Internet/Wi-Fi: if no other information given in the room description, Wi-Fi is NOT provided.
- Devices: Washing machine, ceramic stove with oven, fridge/freezer is always provided in any flat!
Nope! Not by you – and not by us! Because both parties should have their safeness about a reliable business contract! A termination of the contract prior to the agreed ending date is only possible with a substitute who overtakes your contract.
In case that you need to cancel your contract prematurely, please contact us as soon as possible, we´ll try to do our best to find a new tenant for the remaining period of your contract.
Please note: The biggest chance of finding a new tenant is given before semester change and for the duration of a full semester (eg. some students are searching for a room/tenant in November/December for the summer semester). It is nearly impossible to find a substitute to overtake a contract during a running semester.
- Send us an email info@krems-rooms.at at least 1 week before you arrive and we will arrange an appointment with you at your new room.
- Please note that we do not have office hours, and an arrival without an appointment is not possible ("Hello, here I am - where are my keys?").

- You will receive a registration form for your secondary residence from us when you move in.
- Primary residence upon request! But please note: As part of the new Austrian television law, a new household levy has come into force from January 2024 to replace the expiring Austrian broadcasting fee. From 2024, this household tax will have to be paid by PRIMARY RESIDENCE HOLDERS - even if they do not have a receiving device. This fee is € 15,30,- per month and you will receive the invoice by post automatically a few weeks after you registered your primary residence on the address.
Secondary residence holders are not affected by this.
- Cleaning is your own business! On request we can help to find a cleaning service if needed...
- Maintenance: The tenants are obliged to report any necessary maintenance or repairs to us immediately!
- Failure to report necessary repairs or maintenance can result in you having to pay for consequential damages!
- We are not responsible for matters like light bulbs, forgotten keys or if you locked yourself out of the apartment. You have to take care of that yourself and at your own expense.
You will get your deposit back to your bank account around 14 days after the end of the rental agreement and after presenting the deregistration confirmation of your primary or secondary residence. Please send this confirmation and your bank details by email to info@krems-rooms.at
